RENTAL PAYMENTS are required to be paid in advance at all times. If at any time you are unable to make a rental payment on time, please contact our Property Management Department. Ongoing or significant arrears is breach of lease & are grounds for termination of tenancy. It is vital you keep your agent informed immediately of any late payments.
INGOING CONDITION REPORT is a very important part of your lease documentation. It is this report taken at the commencement of your tenancy that outlines the condition of the property when it is handed to you. It is also this report which will be relied upon at the end of your tenancy & any variances in that report will be your responsibility as the outgoing tenant to address. You will be provided with a copy of this report when you enter your initial lease. you should check this report thoroughly, make any additional comments you feel are relevant & return this report to our office within 7 days. Any changes you make to the report should be supported with photos provided to the office at the same time
BOND is required to be paid on all rental properties. The amount of bond required is the equivalent of four weeks rent. This bond is lodged with the Office of Fair Trading. This bond is fully refundable to the tenant only after the tenancy has been finalised with no outstanding dues owing by the outgoing tenant for any matters associated with the tenancy.
REPAIRS & MAINTENANCE are required to be reported to our office promptly by way of submitting a maintenance request form via this website. All repairs & maintenance should be directed to the Real Estate office for relevant attention. In the event of URGENT repairs requiring attention outside of property management trading times, the tenant is authorized to arrange for the relevant repairs to be attended to (reference should be made to your lease agreement to ascertain what constitutes an urgent repair).
INSURANCE that the owner has over his/her property does NOT cover your contents. It is recommended you have your own contents insurance to cover your belongings in the event of damage or loss.
The KEYS (including Remote Controls) which are provided to you at the commencement of your tenancy are requrred to be handed back in at the end of the tenancy PLUS any duplicate keys you have had copied for the property during your tenancy. Any keys (or remote controls) 'lost' during the tenancy will be required to be replaced at your cost.
SUBLETTING is not permitted in a leased property with ONLY the applicants to the property as the approved occupiers. Any updates or changes to the occupants in a rental property are required to be approved by the property owner (through the Agent) immediately that such change or update is known by the tenant. It should never be assumed that another occupant will be approved to reside in the property.
